Excellent article. It sounds as though this lady is in for a surprise. Suprises as we both well know are never a good thing when it comes to Mortgages, Loans and Buying a house.

Good idea on the follow-up with her. You may have a client for life.

Question: Is it true that there are some Lenders who also do not accept help with closing costs?

Hi Gina,

We don't have a single lender that won't allow seller paid closing costs, provided it is properly written in the contract and it doesn't exceed certain limits. Many lenders have clamped down on offers over the asking price with seller paid closing costs (i.e. a $204K offer with $4k in seller paid closing costs when the property was listed at $200K). They know it's unlikely that there is a bidding war for that property. Why it's a problem now but was fine a few years ago is a whole other conversation!

Excellent article and congrats on the the Blog Carnival selection!

You've hit squarely on the head one of the most (if not THE most) difficult dilemmas for the honest loan officer. You know the other guys is lying to get the business, and they'll eventually have to tell her the truth you were preaching all along. By then, of course, the forward momentum will probably mean that she closes with the liar...

Solve that dilemma and I'll nominate you for the Nobel Prize in Mortgage-ology.

Thanks for the kind words, Tom! My best successes have been following up with these people after closing and adopting them into my marketing program. It's far less desirable than assiting the client in the first place, but better than just chalking it up to 'one that got away' and moving on to the next client.

You really hit a home run with this one; this could have turned out really bad. The other guys would have to eventually have to say something and tell her the truth. I hate having to deal with loan officers who are dishonest, or have to clean up their mistakes.
